Hello,

Cleaning with the Kaivac no-touch system does save time.

According to time studies conducted by ISSA, the world-wide cleaning association, it takes an average of three minutes to clean a restroom fixture.

Using the Kaivac "no-touch" system can cut this time to one minute, according to these studies.

Now, as far as bidding on the cleaning needs of a facility, and as a former building service contractor myself, I always found it best to bid on facilities using both the square footage as well as the cleaning time involved.

For instance, at first glance, a small building may warrant a small service charge.  However, if it has large restrooms or many restrooms, that can add to the work time considerable.

If using conventional tools, figure 3 minutes per restroom fixture.  If using the Kaivac system, reduce this time by one-half if not more.

High Flow Fluid Extraction (HFFE) equipment like the Kaivac are excellent for use in restrooms with well sealed walls, floor and fixtures.  The relatively high pressure, in a concentrated stream can get deeply into cracks - this is a good thing unless those cracks allow the water to get inside the walls or floor, or behind or under fixtures.  It is critical to train users so they do not use these machines like a "hose on wheels."

Also, it is important to select a chemical metering adjustment appropriate to the environment you are cleaning, and to apply chemical only when needed.  The best feature of these machines is not that they efficiently apply a disinfection chemical, it is that they loosen grime and potential pathogens, suspend them in solution and then flush them from surfaces to be vacuumed-up or down into drains.
